 We can provide you the opportunity of buying a home even if you currently don’t have enough money for a down payment or good enough credit to qualify for a bank loan.  You can even have a recent foreclosure or bankruptcy on your record and still qualify if your monthly income is enough to afford the property.

We are obligated to sell to you but you are not obligated to buy.  You are not locked into a long-term lease yet we will lock in the price of the property for at least 1 year.

Any money you pay up front over and above the first month’s rent will be applied towards the purchase price if you decide to buy.  In addition, you’ll receive a $100 credit of the monthly payment towards the purchase price every month you pay your rent on time.

Because we realize many tenants want to make cosmetic improvements to the property while they’re living there, we allow credit for the amount you pay for materials.  We call this, our “Fix for Down” alternative.  Once we approve your improvements, you can just go ahead and complete the task if you are capable of doing the work professionally.  The amount you spend on fix up applies as a credit towards the purchase price.  You can also pay a contractor to do the work and get credit towards the purchase price.

In many cases, we offer seller financing where you can buy without needing to qualify at a bank.  Once you have accumulated the required down payment amount from your credits and savings (usually $10,000), the seller will finance your home.  The interest rate typically runs between 8-10%.  There would be no tough qualifying procedures and no points or loan fees would be charged.
